Tenant Fees

Rent: a fixed, agreed amount, payable monthly in advance. 

Holding Deposit: equivalent to 1 weeks rent.

Security Deposit: equivalent to 1 calendar month. This is lodged with the DPS (Deposit Protection Scheme).  The DPS is a government approved tenancy deposit protection scheme.

Tenancy requested changes: £50 (This is if the tenant wishes to change the terms of the tenancy agreement.)

Keys:  The tenant is responsible for the cost of replacing lost keys.

Additional Tenant Costs: During the tenancy, tenants will be expected to pay Council Tax, utilities, and payments for communication services.

Rent Arrears fee: Interest @ 3% p.a. over The Bank of England Base Rate is payable for late payment of rent. Calculated on a day to day basis for any rents overdue by a minimum of 14 days.   For example, if the BOE base rate is 4%, then interest charged will be 7%.  This would mean that for rent of £800 pcm it would equate to £1.84 per day.

Repairs due to tenant negligence: If a repair is required due to tenant negligence and not related to wear and tear ( e.g. breaking of a door handle or blocking a WC) then the tenant will be expected to either organise and pay for the repair, or arrange for CAM Lettings to organise the repair on their behalf and agree that this cost will be deducted from the security deposit at the end of the tenancy.
