Services and Fees to Landlords

We offer a personal, professional and friendly service and we also believe in being transparent with our fees structure. We’ve tried to offer a package to suit different landlord’s needs, so please scroll down for further details.

Fully Managed

  • Monthly Management Fees of: 12% for your first property and 10% for 2 or more properties
  • Annual Admin Fee of – £40 per property

This is our complete, all inclusive package. It’s perfect, if you don’t want to be involved in most aspects of managing your property. Naturally, we’ll keep you informed of property inspections and any issues that may arise. But rather than you having to deal with trades, potential disputes, or even just the day to day, we do all this for you. Please note, that as part of this package, all trade costs are charged to you without any additional admin fees or surcharges.

Included Services

  • Rent collection and administration
  • Annual rent collection report for your tax returns (on request and at no additional charge)
  • 6 monthly periodic inspections, which will also include smoke and carbon monoxide tests and a full written inspection report.
  • Booking trades and where necessary liaising and supervising of repairs on your behalf (no admin fee or surcharge)
  • Key holding and authorised key release
  • Arrears management and negotiation
  • Drafting and serving notices
  • Pre exit inspection
  • Exit checkout and meter readings
  • Deposit dispute mediation (where necessary)

Tenant Finding Service – For our Fully Managed Service Package:

  • £250 per tenancy

Included Services

  • Evaluate your property and provide you with a rental valuation
  • Take photos and create a 360 degree tour
  • Marketing your property
  • Pre-qualifying all prospective tenants prior to them viewing your property
  • Full referencing including credit checks, previous landlord checks, employer checks and affordability, plus guarantor referencing where necessary.
  • Carry out right to rent checks and all other relevant background checks in line with the latest legislation
  • Draw up a Tenancy Agreement and specified notices in accordance with the latest legislation
  • Ingoing Inventory and Schedule of Conditions
  • Tenant check in
  • Ingoing meter readings
  • Utility company notifications
  • Smoke and carbon monoxide testing
  • Deposit Registration
  • Month 3 property inspection (thereafter, this will be carried out every 6 months as part of your fully managed service package).

Rent Collection Only

  • Monthly Rent Collection Fee of: 9%
  • Annual administration fee of – £40 per property

This is for the more experienced, local landlords, who enjoy the day to day management and maintenance of their property but who don’t want the hassle of collecting the rent each month.

Tenant Finding Service – For our Rent Collection Only Service Package:

  • £250 per tenancy

Tenant Finding and referencing Only

  • One off, fixed fee of – £850

For the portfolio landlord.

If you’re a portfolio, or professional landlord who’s up to date with all the legislation but you don’t want the hassle, time and paperwork involved with the tenant finding and referencing process, then this is the package for you.
We manage everything from finding your tenant, up to them moving into your property. This includes:

  • Evaluate your property and provide you with a rental valuation
  • Take photos and create a 360 degree tour
  • Marketing your property
  • Pre-qualifying all prospective tenants prior to them viewing your property
  • Full referencing including credit checks, previous landlord checks, employer checks and affordability, plus guarantor referencing where necessary.
  • Carry out right to rent checks and all other relevant background checks in line with the latest legislation
  • Draw up a Tenancy Agreement and specified notices in accordance with the latest legislation
  • Ingoing Inventory and Schedule of Conditions

Optional but included if required for Tenant Finding and Referencing Only landlords (we appreciate that some landlords prefer to do these stages themselves).

Additional Services

These are included as standard in our fully managed package

If you’ve used our tenant find or rent collection only service packages and then subsequently require any of our additional services, without wanting to sign up to fully managed, then please see our ad-hoc prices below.

  • Serve notice of termination – Section 21 – £40
  • Property inspection, including a written report – £60
  • Outgoing property inspection and report – £90
  • Check the tenant out of the property on termination of the tenancy, including collection of keys and overseeing locks change if required – £90 plus exit report of £90 if that is required. Lock changing would be as per the cost of the locksmith.
  • Deposit Registration Management and administration – £35
  • Deposit return management and administration – £35
  • Booking and liaising with trades – £20 admin fee

Other services and fees

  • Insurance – Many of our landlords like the additional peace of mind of a Rent Protection Policy. For further information about what’s included with this please speak with the lovely team at Boswells. They also provide landlord buildings and liability insurance, that might be good to compare to your current policy package and pricing.
  • Professional photos – We take photos and 360 degree tours as part of our tenant finding services, however, if you’d like a professional photography and video package please contact us for a quote.
  • Property renovation Project management  – This is dependent on the level of the renovation and number of different trades required, so please contact us to discuss your requirement in more detail.
  • Floor plans – £100 for up to a 3 bedroom property (please contact us for a quote for 4 or more bedrooms)
  • Market appraisal and Rent reviews – This is a free service.
  • EPC (Electrical Performance Certificate) – £75

Our fees do not incur VAT

With our full management support package, Our EPC, safety checks and any trade activity we organise on your behalf, are charged at cost with no admin fee or surcharges.
