Full Managed

This is our all inclusive Service. this service package means that we will look after every aspect of managing the tenancy of your property. Firstly we’ll market your property and carry out viewings. We will then run robust credit, reference and right to rent checks and will reject any tenants that don’t comply with our strict rental standards. Once the checks are completed, we’ll prepare the tenancy agreement, and if required an inventory. Finally the Tenant will be checked in.

During the tenancy we will carry out periodic inspection visits. In the first year, this is every 3 months and 6 monthly thereafter.

Should any maintenance issues arise during the tenancy , we will (within the confines of our Management Agreement), arrange for any necessary repairs to be carried out. We will always check in with you first to be sure you’re in agreement with our recommendations and will secure quotes if necessary.

Collecting and processing of rental payments is also an important part of our Full Management Service. Rental balances will be credited automatically to the Landlords nominated bank account.

We will also carry out a yearly rent review on your property and will advise you of the current market rates for your property.

This Service is suitable for all Landlords though particularly those who are not residing locally, or would rather not deal with the Tenants directly, preferring all aspects to be handled by an Agent.

Letting Only (Tenant finding and referencing)

Perfect for experienced, local landlords who like to be more hands on. We basically organise everything right up to your tenant moving in. We then hand over to you, to manage the day to day.

With this package we provide the following services: Marketing of the property and carrying out viewings, leading to the introduction and vetting, upon your instruction, of a prospective Tenant. This proving satisfactory, we then go ahead and prepare the tenancy agreement, and if required an inventory. We will also, as part of this service, check in your tenants should you wish us to do so (some landlords prefer to do this step themselves).
